Property Manager

Responsible for overseeing the maintenance and upkeep of the property, facility, and farm at a therapeutic riding center. Manages budgets, coordinates with contractors, ensures compliance with regulations, and supervises groundskeeping staff.

Position Purpose

Responsible for maintaining High Hopes Therapeutic Riding Center’s 120-acre farm property, equipment and facility-related supplies. Oversee the maintenance and upkeep of all buildings, grounds, and equipment at the therapeutic riding and equine-assisted therapies center.

Organizational Relationships

Reports to Operations Director; supervises Caretaker and committees

Resources Managed (budget and FTEs)

Full time salaried exempt position; Manages property and facility budget areas

Primary Duties

Property Manager: Equine property and barn management experience required

  • Maintain to the highest standard all aspects of facility – arena, barn, offices, buildings – for maximum safety and function. Act as handyman repairing and renovating a wide variety of plumbing and carpentry projects.
  • Ensure pastures, barns, facility and grounds are safely maintained and meet the needs of the organization
  • Maintain all farm equipment, including tractor, trailer, horse carriages, etc
  • Ensure pastures, barns, facility and grounds are safely maintained and meet the needs of the organization
  • Monitor and manage equine facilities, including pastures, barns, and arenas, to ensure safety and cleanliness
  • Manage budgets and expenses related to property maintenance and improvements
  • Create an update annual planning calendar for seasonal and ongoing maintenance activities
  • Coordinate with outside contractors and vendors for repairs, renovations, and landscaping projects
  • Ensure compliance with local building codes, zoning regulations, and safety standards as well as PATH Intl standards
  • Conduct regular inspections of facilities and grounds to identify maintenance needs and safety hazards
  • Stay informed about advancements in property management technology and practices
  • Participate in Safety Council Committee meetings
  • Partner with Building and Grounds Committee and facilitate meetings
  • Develop and implement emergency preparedness plans for property and facilities
  • Maintain Human First Aid supplies for building and property
  • Maintain and complete arena dragging and maintenance schedule
  • Procure and maintain supplies and equipment necessary for daily operations
  • Maintain records for and testing of mechanical systems to meet local and state requirements
  • Supervise groundskeeping and caretaker staff, providing training and direction as needed
  • Manage facility needs relating to special events
  • Recommend facility improvements and manage capital improvement projects

Training & Education Required

Property and Facility management expertise (BS or equivalent experience)

Prior Experience Preferred

  • Strong familiarity with equine needs specific to EAAT
  • Facility and equipment maintenance

Competency

  • Highly organized
  • Effective communication skills
  • Physically capable of rigorous outdoor work and safety lift 50 pounds

Detail / Comments (specific skills, etc.)

  • Determine needs for vendors, solicit quotes and negotiate pricing and schedule service for vendors and construction projects
  • Interacts with staff, volunteers and community regarding horse resource and facility information
